The White Creek Ranch is a highly improved, well groomed, and meticulously maintained hunting ranch located in Western Live Oak County, 2 miles south of Simmons City. The ranch fronts on F.M. 1873 and has a small amount of frontage on C.R. 436 on the Northwest side. Three Rivers is 12 miles to the northeast and George West is 14 miles to the southeast. Choke Canyon Lake and Nolan Ryan's Waterfront Grill are approximately 7 miles to the north. The Live Oak County Airport is approximately 12 miles from the gate.

The White Creek Ranch is a South Texas ranch with a touch of "Hill Country”.  The terrain is primarily rolling hills with White Creek and Live Oak Creek crossing the property. Various hardwoods line White Creek providing roosting areas for wild turkeys and other indigenous wildlife. Brush and plant species include granjeno, guayacan, whitebrush, cenizo, kidneywood, prickly pear, mesquite, lantana, tasajillo, mountain laurel, and Spanish dagger.

The entire ranch is high fenced with gate access from the north and the east. The main gate is a 17' electric opening gate with a security keypad for access. Electrical power and underground telephone service have been brought to the center of the ranch terminating at the home site. A main lodge and two manufactured homes provide 12 bedrooms with 8-1/2 baths. The home site includes large covered porches that overlook White Creek and the trap area. Located behind the home site are the barn, tool room, and game processing room. The game processing room contains a large ice machine and a walk-in cooler along with custom built-in cabinets. Attached to the end of the barn area is a large concrete dog kennel with sanitary sewer drainage system to its own septic system. Attached behind the barn is a covered equipment area. A bulk grain storage system along with bulk storage of gasoline and diesel are located to the north of the barn. A complete water processing plant provides and stores water treated with a reverse osmosis system. A complete trap field, set up to ISU Automatic Trap specifications (wobble trap), along with a sporting clay machine providing optional targets are located next to the home site. The equipment is Mattarelli, the finest trap equipment available. The ranch has its own caliche pit for a constant source of material to maintain the all weather roads.

The ranch has 9 water wells. A combination of electric pumps, solar pumps, and windmills service the wells. White and Live Oak Creeks are located on the ranch. There are 4 earthen tanks that are primarily filled by rain but each has backup water lines guaranteeing water year 'round.

In March 2003, the ranch was stocked with 75 whitetail does from the Lee Wheeler ranch, a well known, highly managed whitetail ranch. The ranch is under  Level 3 MLDP with a total whitetail deer population of approximately 325. There are approximately 20+ axis deer. Turkey roost all along White Creek. While the entire ranch is prime quail habitat, the brush has been extensively modified to create approximately 1,100 acres of prime quail hunting.

 
Taxes are based upon a "wildlife exemption" which allows the same tax rate as an agricultural exemption but without the requirement for crops and/or stock. There is a deed restriction that restricts the ranch from being divided into tracts smaller than 200 acres and prohibits commercial development.
