The Little Arrowhead South Ranch is located 18 miles south of Tilden, Texas, one and a half hours south of San Antonio, and one and a half hours west of Corpus Christi.

Hunting & Wildlife:
Great genetics and intensive management make this one of the finest hunting ranches to become available in a very long time. Truly big deer (200"+ B&C) call this ranch home. This deer herd has been managed by professional wildlife biologist Macy Ledbetter for eight years. Using the MLDP Level 3 permit to remove all but the best of the local genetics, TTT bred does have been introduced from the Wheeler and Las Raices ranches, two premier South Texas Ranches famous for their huge bucks. Two DMP pens have been used for the past three years to optimize the best genetics possible. It is not uncommon to view 12 to 15 bucks per outing at any blind on this ranch. The adult sex ratio is very tight and production is kept high in order to maximize buck harvest for maximum hunting experience.

Quail and dove hunting can be excellent on this ranch. Portions of this ranch have been sculpted specifically for quail production so it is possible to hunt deer and quail on this ranch during the same day. The predator and feral hog populations are purposely kept very low as deer and quail have been and continue to be the driving force of this ranch.

Topography & Vegetation:
The ranch topography consists of rolling hills, deep ravines, excellent views and notable elevation changes. This property is situated in an area that has some of the best sandy loam soils in McMullen County. This soil type is very fertile and grows extremely high protein brush and forbs. The vegetation here is diverse as well with approximately 75% of the ranch covered in heavy to medium brush: granjeno, black brush, prickly pear, guajillo, cat claw, bull mesquite, brasil, lotebush, guayacan, kidneywood, and coma. These brush species are excellent deer forage plants that offer high-quality nutrition allowing deer to reach their full genetic potential. The ranch has been sculpted using a Lawson Aerator in mosaic and strip patterns to enhance the habitat for both deer and quail. All of the large trees were left intact and there are several tillable food plots.

Facilities & Improvements:
The headquarters compound includes a main house of approximately 2,400 square feet of living area along with a large covered porch and a patio featuring a fire pit and expansive views of the ranch. This home has a private master suite, three bedrooms, a large bunkroom currently sleeping six, two additional full baths, central heat and air, and beautiful views. The kitchen in the main house is a large, open floorplan design which includes a commercial-style range and ventilation, dishwasher, bar area, two walk-in pantry/utility areas, and two dining areas.

Adjacent to the main house is a game processing facility which includes four electric winches, a walk-in cooler, a chest freezer, a refrigerator, an electric ice maker, and a long counter with a sink with hot and cold water. The indoor portion of this facility is air conditioned. The outdoor portion has a concrete floor with a floor drain and a stainless steel table with an integrated sink. The processing facility is topped by an air conditioned and heated suite that currently sleeps 3 or 4 and includes a full bath and includes a sitting area.

Other facilities in the headquarters compound include several storage buildings, a fully enclosed barn and concrete-floored workshop, two overhead feed storage bins, an entertainment pavilion, and a pistol and rifle shooting range with a covered shooting bench area. The entire compound is neatly kept and in great shape.

Additional improvements include two permitted DMP pens, four large stock tanks with 20 foot deep bar pits, twelve Executive hunting blinds with 10 foot towers, multiple fenced protein and corn feeding stations, and multiple permanent food plots. Two water wells located at the headquarters provide water to all of the dwellings and the DMP pens. One of the wells is treated with a reverse osmosis water system and provides the drinking water to the headquarters with 5,000 gallon storage capacity. There are four large stock tanks that, when full, will cover multiple surface acres. Smaller tanks an troughs supply additional water throughout the ranch. Two wet-weather drainages traverse the ranch.

Minerals
Owner will convey half of minerals owned, to be determined upon closing. This property is located on the edge of the Eagle Ford shale field.
